The owners of the site have offered to return to heathland the area where the Pontins holiday village stands and then donate it to the National Trust for Jersey.
They are hoping to build around 30 houses on the south side of the 25-vergée site, with plans being prepared for owner Trevor Hemmings by Paul Harding from BDK Architects.
Mr Harding described the new proposed development as a quarter of the size of that previously submitted by Dandara when the site was owned by Scottish and Newcastle plc.
